  • How do I access the Ponderosa Portal

    To access your Ponderosa Portal please click the tab labeled Ponderosa Portal at the top of our website. You can also access it here. You will then be prompted to log in. If you have forgotten your password, dont think you have an account, or need set up instructions or a walk through please visit us at Office Hours posted on our Community Calendar or email the Vice President.

  • I have a tree or maitenance request or need to get board approval for something. What do I do?

    Please submit a request for maitenance support in your Ponderosa Portal. 


    All Other Requests:

    Additionally, if you need to request permission to add on to your home, set up a pool, replace your shed with one that has a bigger footprint, adopt a second dog, or any other request please do so here. Please keep in mind, these types of requests will require you be caught up in rent, your lot in good condition, and no other outstanding concerns.

  • Why did I receive a late fee?

    Any payments made in the Ponderosa Portal or checks dropped in the CHC Green Box at the mailboxes after the 15th of each month will be subject to a $30 late fee. These are non refundable and must be paid with the following months rent. 

Future Residents

  • Are there any lots or homes available?

    We currently have no open lots or homes for sale. 

  • How much is lot rent?

    Lot rent is currently $245 monthly. Rent is due by midnight on the 15th of each month. Any late payments made after that time will acrue a $30 late fee. 


    Lot rent includes water and sewer, a dump sticker, as well as plowing and maitenance of communal roads and spaces.


    January 1, 2024 Rent will increase to $325.00 to cover the new all park internet and TV through Xfinity and an increase in lot rent to begin saving for the infrastructure improvement project of our roads and drainage systems. 

  • Who needs to fill out an application?

    Any adult over the age of 18 will be required to complete our application process which includes a background and credit check. 


    Only those listed on the deed must pass the credit check, however all persons 18 years of age or older residing in the park must complete the application and background/credit check process to be eligible to be accepted into the community.  


    Our application and background checks are processed through TransUnion and include a criminal, eviction, and credit history. The cost to apply is $100 per person.

  • Do you have pet restrictions?

    No. 

    However if you have a dog that lives in your home you must carry homeowners insurance or a separate dog policy for your home.


    Restrictions and guidance on dog and pet ownership can be found in our Regulations and Guidelines.


    Each househould is permitted one dog. If you are interested in another dog or already have multiple dogs this must be approved by the Board of Directors.


    Each household is also permitted one out door cat. We do not restrict the number of indoor cats, fishtanks, reptiles, or other pets that reside inside only. 


    Your dogs must be registered with the town with a current rabies vaccination to satisfy state law. 


    Any pet that causes a chronic disturbance will be asked to be removed permanently and immediately from the park. Failure to do so will result in fines or eviction proceedings. 


  • What if I need additional parking?

    The park has limited, first come, first serve, additional parking spots by the White Garage inside the park, accessible 24/7. The monthly cost to park in the additional parking area is $50 and must be paid by midnight on the 15th of each month. You are permitted 24 hour access to your vehicle or trailer parked in the spot you are renting, all vehicles must have a current registration, and be able to move as needed and directed by the board. 


    The Cardinal Haven Cooperative does not have 24 hour monitoring on these spaces and parking here is done so at your own risk. The Cardinal Haven Cooperative is not responsible for any theft, damage, or other concerns that occur to the vehicles parked in these spots. 

  • Can I have a fire pit?

    Yes, however you must follow all town ordinances, park rules, and obtain a yearly burn permit from the town. 


    The park mirrors all fire pit and burn regulations as the town with the exception we require metal spark guards on each firepit when actively burning.
